ABOUT THIS RESERVATION:
I am an owner of Wyndham Resort properties and this reservation at one of the Wyndham Branson resorts (Mountain Vista or at The Meadows) has been made using extra points that I own. I will transfer the reservation to the name of the winning buyer (or designate) as a Wyndham Vacations guest traveler.  The transfer is completed electronically and there is no physical paperwork.  You will just present your ID at the front desk to claim your reservation.  I will send the final confirmation number via email within ten days of your arrival date. For reservations within two weeks of check-in, I will provide the confirmation number within 24-48 hours.
This reservation is for a 2BR/2BA Deluxe suite which measures between 1,200 to 1,400 square feet, depending on the resort and the layout of the unit you are assigned during check-in.  This unit has plenty of room for everyone as it has a full kitchen with a separate, large dining area and living room. There is a king-size bed in the master bedroom, two double beds in the second bedroom plus a queen sleeper sofa in the living room! This unit has two full bathrooms, including a full bathroom with a Jacuzzi/whirlpool tub in the master suite. The unit also has an in-unit washer/dryer and cable TV.
Maximum occupancy for this unit is 8 guests.
Additional room features include an electronic door lock, coffee maker, complimentary toiletries and a hair dryer.

The travel/accommodations in this auction will be booked directly through me and not an outside agency. I also verify that, other than the government taxes and related government fees stated within the listing description itself, there will be absolutely no additional fees, charges or after auction purchases associated with booking the travel within this listing.
CONDITIONS: Your winning bid is all you will pay and includes condo rental, taxes, and fees. No timeshare presentation is required.
As with most timeshare units, there is no maid service. The resort may offer arrangements for maid service for a fee.
GUEST INFORMATION AND REQUIREMENTS:
The registered guest must be at least 21 years of age to check-in at this resort.
Check-in is at 4:00 p.m. on the beginning date listed; check-out is 10:00 a.m. on the ending date listed.
Registration information (name and address) must match your ID.  If any changes are made after the reservation is made, Wyndham will charge $130 to process a guest name change.
Guest confirmations will be e-mailed approximately 10 days prior to arrival.
NO Pets.
While a credit card impression will be taken at check-in for incidentals, there is no additional cost to the successful bidder, outside any damages or, for example, activity center fees, LD calls, restaurant charges, etc. Local and Toll Free calls are free. This resort has a Non-Smoking policy in the units and the buildings as of 1/1/08.
NO REFUNDS
Due to the time constraint with this reservation, the reservation cannot be cancelled after it has been purchased
